What Lagos Facility Managers Ask Before They Sign
No brochure language. The six questions that matter — answered with technical specifics and naira figures.
“Will it work with borehole water?”
Yes — and it's specifically designed for it. Lagos borehole water in Lekki and Victoria Island records chloride concentrations up to 343 mg/L and total hardness as high as 297.70 mg/L, both well above WHO limits. Our ion-exchange softeners are sized against your actual water analysis, not generic specs. We collect a sample on the first site visit and return with a system matched to your TDS, hardness, and flow-rate profile — whether you're drawing from a 40-metre shallow aquifer or a 200-metre deep borehole.

“What about municipal (LSWC) supply — do we still need treatment?”
Municipal water in Lagos is treated at source but loses quality in aged distribution mains and building storage tanks. By the time it reaches your boiler coil or showerhead, re-contamination from corroded pipes, open rooftop tanks, and stagnant header tanks is common. Most Victoria Island hotels we work with run on a mixed feed: LSWC when available, borehole when not. Our point-of-entry systems treat both streams identically — you get consistent, soft water regardless of which source is live.

“What happens during PHCN outages?”
Every Soften installation includes a battery-backed control panel and a passive bypass valve. During a PHCN outage, the system holds its last regeneration cycle and continues to supply softened water from the treated reserve in your break tank. If grid power is absent for more than 18 hours, the bypass valve opens automatically — raw water flows rather than no water at all. When power returns, the system self-regenerates within 90 minutes. Our SLA guarantees a technician on-site within 4 hours for any outage-related fault in Lagos Mainland and Island zones.

“How do you service a 14-floor riser without shutting supply?”
We install a parallel service loop at the plant room level — a secondary manifold that lets us isolate and service the softener while the building continues drawing from the treated reserve tank. For buildings above 10 floors, we include a 2-hour reserve buffer as standard. Scheduled maintenance (quarterly for high-rise, bi-annual for low-rise) is always completed between 01:00 and 05:00 to minimise occupant impact. We've completed riser maintenance on occupied 14-floor towers in Lekki Phase 1 without a single reported supply interruption.

“What is the real cost of doing nothing?”
A 14-floor residential tower in Ikeja we assessed in Q3 2025 was spending ₦4.2M per year replacing boiler coils, showerheads, and re-threading corroded riser joints — plus ₦1.8M in emergency plumber call-outs. Total: ₦6M annually on hard-water damage. The Soften installation cost ₦2.4M, with a ₦480K annual service contract. Full payback in under 5 months. The hotel client on Victoria Island had replaced 60% of its showerheads in 18 months at ₦18,500 per unit. Post-installation, zero replacements in 14 months.

“What does a full installation actually cost?”
Pricing depends on flow rate, water analysis results, and building configuration — but here is a realistic range. A single residential unit or small office (1–8 floors): ₦850K–₦1.4M installed. A mid-rise tower (9–20 floors): ₦2.2M–₦3.8M installed. An industrial cooling system in Ikeja: ₦3.5M–₦6M depending on system capacity. All prices include water analysis, site assessment, equipment, installation, and commissioning. Annual service contracts start at ₦360K. We do not charge a site assessment fee — that is always complimentary.
